Room Amenities & Extras

Each room & cottage at Prospect Hill is different in design, size, colors, furniture and amenities. All our rooms are non-smoking and have the following amenities:

  • Private bathrooms
  • Working fireplaces (some wood-burning, some gas)
  • Complimentary refreshments including bottled artesian water, coffee, tea, soda, and snacks
  • In-Room coffee makers (cottages only)
  • Luxurious Greenwich Bay toiletries and ultra-soft microfiber robes
  • Down featherbeds, luxurious duvets, high thread-count linens, plush comfortable pillows
  • Air conditioning (some central units, some window units, some mini-splits)
  • Refrigerators (in most cottages)

These Policies Don’t Change

Regardless of what a third-party travel/review website may tell you (ie. “free cancellations”, “only one room available”, etc.) these are Prospect Hill’s official policies. If you use other booking websites, we suggest using them for your research, but always book your reservation with the official property website.

Arrivals

Check-in is between 3:00 p.m. and 6:00 p.m.
While we personally greet most late arrivals, self check-ins can easily be arranged… please let us know.

Departures

Check-Out is by 11:00 a.m.
Late check-out (up to one-half hour) may be available with advance notice.

Deposit

A deposit of $200 is required at the time of booking to secure your reservation. The balance will be collected during check-in.
We accept all major credit cards, traveler’s checks, and cash. A 7.3% sales/room tax applies per night.

Cancellations

You may cancel your reservation up to 10 days prior to check-in and receive a refund of your deposit (minus a $25 rebooking fee). If you cancel less than 10 days before check-in, you will be charged the entire cost of your reservation.
Because of our intimate size, cancellations affect us significantly. Once you book a room, it is held for YOU (we turn away all other requests for that room). For this reason, we strictly adhere to our cancellation policy and offer no exceptions.

Cancellation Waiver (Optional)

If you’re concerned about an unexpected event preventing your arrival (sickness, bad weather, babysitter issues, etc.), we recommend purchasing our optional Cancellation Waiver. For a fee of $30 (non-refundable) you may cancel up until 12:00 noon the day before check-in and still receive a full refund of your deposit (minus the $25 re-booking fee). This optional Cancellation Waiver can only be purchased at the time of booking. Alternatively, commercial travel insurance is available from many insurance providers.

No-Show & Shortened Stays

If you fail to check-in (“no-show”) or arrive after your check-in date or leave before your check-out date (“shortened stay”), you will be charged for the entire cost of your reservation.

Cancellations (Multi-Room Reservations & Special Events)

When booking 3 or more rooms simultaneously, a 21-day cancellation policy applies (instead of 10 days). Special events have additional cancellation policies covered in the event contract which supersede the standard policy.

Occupancy

All lodging rates are based on single or double occupancy (each of our accommodations have one bed… either a king or queen), but some can accommodate rollaway beds. Rates for additional guests are $25 per guest / per night.

Accessibility

Our goal is to ensure that anyone who wishes to visit Prospect Hill Plantation Inn can do so, regardless of their physical abilities. Among the ways we strive to comply with the ADA:

  1. It is our standard operating procedure that individuals with disabilities be able to make reservations for accessible guest rooms during the same hours and in the same manner as individuals who do not need accessible rooms. Our reservation desk is generally staffed between 8:00 am – 6:00 pm daily.
  2. We have identified and described accessible features within our bed and breakfast and guest accommodations in enough detail to allow individuals with disabilities to determine independently whether a given guest room or cottage meets their accessibility needs.
  3. It is our standard operating procedure to ensure that accessible guest rooms are held for use by individuals with disabilities until all other guest rooms of that type have been rented.
  4. We guarantee that accessible guest rooms, once reserved, are held for the reserving customer, and are removed from all reservation systems. We make reasonable efforts with third-party reservation systems to ensure that accessible rooms are available through at least some of these services and that information concerning the accessibility of the rooms is included on their reservation platform.
  5. Guests with legitimate service dogs (as defined under titles II and III of the ADA) will be provided access to all areas of the inn where members of the public are allowed to go

Prospect Hill Plantation Inn is located within the Green Springs National Historic Landmark District (deemed by Congress on May 30, 1974 to be included on the National Register of Historic Places under the National Historic Preservation Act of 1966 {16 U.S.C 470a et seq.}), and is under a preservation easement with the National Park Service. Significant steps have been taken to remove barriers at our property, including the installation of toilet grab bars, raised toilet seats, offset hinges, full-length mirrors, accessible door hardware, repositioning of shelves, paper towel dispensers, and furniture, and the widening of some doors. However, in numerous instances throughout the facility, barrier removal (including entrance steps, narrow hallways, narrow doorways, low ceilings) would destroy its historical significance. Thus, full compliance with the National Historic Preservation Act of 1966 (28 CFR Subpart C – § 36.304) is not readily achievable. When possible and readily achievable, we make our facilities and services available through alternative methods (§ 36.305 b) including, the use of wheelchair ramps, canes, manual assistance, valet parking, etc. For more information about accessibility, contact us at 540-967-0844 so that we may help you determine if a specific accommodation will meet your needs.

Accessibility Features

Two of our accommodations have walk-in showers, but both are on the second floor with carpeted stairs. Miss Vashti’s Room requires 15 steps while Uncle Guy’s Loft has 14 steps. All bathrooms have a grab bar in the tub for safety; There is no elevator on the property; We are happy to help you with your luggage. A portable, aluminum wheelchair ramp is available for use… please let us know how we can assist you. These are our most suitable accommodations for those with limited mobility:

Uncle Guy’s House – The ground floor portion of this two-story cottage has one 3-inch step on the approaching sidewalk, and a 2-inch step into the doorway. The doorway is 29” wide. There is a 5-inch step into the bathroom, and though there is a 19-inch step into the sub/shower, it is surrounded on 3 sides by alcove walls, with a grab bar at the threshold. The king-sized bed is low, and easy to climb into without a stool.

The Boy’s Cabin – This ground floor cabin has a 6-inch step at the doorway. The doorway is 26-inches wide. There is a 25-inch step into the tub/shower, with walls on only two sides of the tub, and a grab bar at the tub. There is a 7-inch step down onto the rear deck.

Overseer’s Cottage – This ground floor cottage has a 7.5-inch step onto the approaching deck, and a 5.5-inch step into the doorway. There is a 6-inch step from the sitting room into the bedroom. The shower has a 4-inch step and is surrounded on 3 sides by alcove walls. The king-sized bed sits high and may require a step stool to access.

Summer Kitchen – This ground floor cottage has two 6-inch steps through the 35-inch wide doorway. The queen-sized bed sits low and is easily accessible. The tub/shower requires a step-over of 20 inches.

Carriage House – The ground floor portion of this two-story cottage has a 3-inch step onto the front deck, a 3-inch step through the doorway, an 8-inch step into the bathroom, and a 25-inch step-over into the tub/shower.

 

Children

Well-supervised children are welcome, though our stand-alone cottages are the preferred choice for families with infants and toddlers. This includes Sanco Pansy’s Cottage, Summer Kitchen, Overseer’s Cottage, and Boy’s Cabin.

Pets

We welcome up to two (2) well-behaved dogs in four (4) specific cottages. See our Pet Policy for details.

Smoking

Due to our hand-hewn construction, we are a strictly NON-Smoking / NON-Vaping inn. Outdoor smoking may be permitted in designated areas.

Minimum Stay

Two-night minimum stays are generally required for holidays, peak seasons and UVA events.

TESLA and EV Charging Stations

We offer complimentary electric vehicle charging for our overnight guests (on a first-come basis). Non-guests may utilize the stations, when unoccupied by overnight guests, for a fee of $10 between the hours of 9:00 am – 4:00 pm.

We have pets on the premises, including dogs (allowed inside the Manor House, but we’re in charge), cats (not allowed inside, but THEY’RE in charge), horses, alpacas, and chickens.
